KM 000 · Services
Independent land and real estate advisory, Delhi NCR and North India
We are an independent real estate advisor for families who hold land, or intend to. Six kinds of work, one payer: you.
KM 018 · The problem first
When families call us.
Families call about a problem, not a product. Land without a plan. A developer at the door. Heirs who don't agree. A permission that won't move.
Bring us the problem. We work it until we find the best answer, including when the best answer is to do nothing.

KM 054 · Fees
How we are paid.
We are paid only by the client. Never by a seller, a builder or a developer.

₹15,000
60–75 minutes. Credited in full against any mandate.
Land Value Brief
from ₹75,000
One parcel, read properly. Credited.
Mandate
1–2%
Of transaction value, minimum ₹2 lakh. Agreed in writing before work begins.
Value design
Shared upside
Above the return you agree with us. Agreed per project.
The honest version
Yes, the mandate fee is a percentage. The difference is who pays it: only you, agreed in writing, before we begin.
KM 072 · Limits
What we will not do.
- We do not sell, list, price or promote any developer's project or unit.
- We do not take a fee from the other side of any transaction.
- We do not give legal or tax advice. We work alongside your lawyers and accountants.
- We do not promise returns, and we do not design for quick exits.
Land can return capital early, and sometimes it does. We simply don't design for it. If the money must come back within two years, we are not the right counsel — and we'll say so.
