KM 000 · The Circle

The Advait Circle

A small circle forms around the work. It grows in three stages, each earned by the one before it.

KM 018 · Stage one

The Circle, now.

The Circle is for families and principals who have already worked with us. It meets on the land, not in a ballroom.

  • Land walks on parcels we are reading, with the paper in hand.
  • Private briefings on corridors, permissions and purpose.
  • First sight of projects we are designing for mandated clients, where those clients agree.

Entry follows a first engagement. There is no application form and no fee for the Circle itself.

KM 036 · Stage two

Co-investment, project by project.

Some projects invite partners. When they do, members may invest in their own name, or in that project's own vehicle, alongside the landowning family.

Advait never pools money and never holds investor money. Each project stands on its own paper, with its own documents, its own lawyers and its own decision.

We are paid for counsel on each project, by the client who mandates us, on terms agreed in writing before work begins.

KM 054 · Stage three

Advait Capital, in time.

When the track record earns it, the Circle may become Advait Capital: a properly registered vehicle with the governance, reporting and regulation that requires.

That is a destination, not an announcement. Until it exists in law, it does not exist in practice, and we will not speak of it as if it did.

KM 072 · Beginning

How to begin.

The Circle begins with a first engagement: a Ground Session, a Land Value Brief, or a mandate. If you are holding a problem with land, bring it to us. We work it until we find the best answer, including when the best answer is to do nothing.
